**We know and appreciate that the overwhelming majority of our guests are a pleasure to host and respectful of our property. These house rules are in place to ensure the best quality visit for our great guests.** **The kitchen and bathroom surfaces as well as door knobs and handles in this space are professionally bleach cleaned between every visit. bleach is the best disinfectant for sanitizing.** GENERAL RULES: 1. Host reserves the right to cancel any reservation if screening questions are not properly answered. 2. To book this space, you must be at least 25 years of age. 3. All people entering the property must be registered and verified with the platform. For verification, we require a photo of the ID of all people entering the property, also, please send us a photo of the license plate, year, make, and model of the car that will be on the property on or before your arrival. 4. Quiet hours are observed from 10pm to 8am on the interior and exterior of the property. The purpose of quiet hours is to maintain a quiet and comfortable environment for all guests and neighbors. Please do not book this listing if you plan on having loud music or loud talking after 10pm. 5. As host, we need explicit permission from you, the guest to enter the space during the duration of your reservation. We will always ask for permission and wait for an affirmative yes response from the guest prior to entering the space. We ask you to please promptly reply. 6. Please do not throw trash on the exterior of the property out of respect for our neighbors and our planet. 7. No firearms are allowed on the property. Any firearm that gets left will not be returned to any guest, it will be given to the police department. 8. Downloading any copyrighted torrents from the internet is prohibited. 9. Houston is a hot and humid climate, and this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen. 10. Absolutely no smoking inside the space. If a guest is found smoking or evidence of smoking is found after check-out there is a $2000 fine. No exceptions. 11. Please only flush toilet paper down the toilet. 12. There are no supply refills provided. 13. Food and grocery deliveries are permitted. 14. Confetti, glitter, or burning of candles and incense that can cause fire or any materials that may produce strong, lingering odors are not allowed. 15. An excessive cleaning fee of a minimum of $250 will apply to any reservation which caused excessive cleaning services to be rendered. 16. Mutual respect. Bath and face towels are intended solely for personal use after bathing and should not be used to clean floors or other areas within the unit. Failure to adhere will incur penalties. 17. Please do not move or relocate Appliances and Furniture. Any damage or issues caused by moving these items may result in additional charges. FEES: 18. The fee for non-overnight visitors is $10 per person. A non-overnight visitor is considered to be somebody who leaves at 11:59 pm or before. The fee applies starting with the 9th person entering the property. For overnight guests over 6 persons, the fee is $25. 19. If you have more guests than the allowable amount for the space, please let the host know at the time of booking. There is a $50 per guest, per night fee for any additional guests that are not disclosed. 20. For cases of broken and missing items, kindly refer to the inventory price list found under the house manual. for damaged or missing items not listed on the inventory price list, a reimbursement receipt will be provided plus a 20% restocking fee will apply. No reimbursement receipt will be provided for items listed on the inventory price list. Please report any broken or missing items. The inventory price list is found under the house manual. 21. We are not responsible for any left items after check-out. If we do have to ship an item, there is a minimum of $50 (depending on the size of the items) shipping fee by host plus the shipping company cost to ship the item. It may take up to 14 days before we can ship the items. Guest must get the host's written approval prior to having any package shipped to the listing. The fee to get mail or packages delivered during your visit is $5 per day of reservation. Any unauthorized mail or package will be immediately discarded. 22. There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property. CHECK-IN & CHECK-OUT: 23. Early check-in is subject to availability at the sole discretion of the host. Early check-in availability is determined on the day of arrival. The early check-in fee is $50. Late check-out is 12pm and late check-out fee is $40. Late check-out is only applicable to reservations that have paid the $40 late check-out fee. Late check-out can only be added to the reservation prior to check-out date. If you request a late check-out on the check-out date the fee is $80. If you overstay past 11 am without prior notice then the overstay fee is $250 or the following night's rate whichever is greater. This will be automatically deducted from your deposit or we will submit a resolution reimbursement request. Late check-out is subject to availability at the sole discretion of the host. PETS: 24. No pets or emotional support animals are allowed. An emotional support animal is the same as a pet according to Airbnb policy. Non-service animal entry is automatic ejection with no refund and a $500 cleanup fee. Service animals are allowed, no deposit required. SECURITY: 25. For the safety and security of our guests and neighbors, and for the enforcement of our house rules we have a security patrol monitoring this listing. The name of the security company is Marquez Security Services. The security patrol may be dispatched to the property at any time if there is evidence that house rules are not being adhered to. There is a $500 fee if the security patrol has to be dispatched to the property for any house rules violations. This $500 fee will be automatically deducted from the security deposit. If the security company is dispatched to the property, the host reserves the right to cancel the reservation and secured the property. 26. There is an exterior security camera at the property which does record audio and video on the exterior of the building. for security purposes, the devices are recording 24/7. There are no cameras or audio recording devices anywhere inside the house. 27. There's a noise decibel monitoring device. It only monitors the decibel level located on the front door entrance and it does not monitor any interior audio or video. DEPOSIT: 28. Host reserves the right to collect an incidental deposit at any time before or during the reservation. We will process the refund of the deposit within 48 hours after checkout barring any damages or house rules violations. If you have a confirmed reservation via instant book but do not pay the incidentals deposit you will not be given a refund if you cancel. The amount of incidentals deposit is determined on a case-by-case basis. Upon deposit collection, we will also request a copy of your id and credit card used in the transaction. The photo id and credit card must match. OTHERS: 29. Minimum air conditioner temperature is 72 degrees. the maximum heat temperature is 70 degrees. These are the temperature limits and cannot be changed. PARKING: 30. DO NOT block the shared driveway at any time for any reason. We have zero tolerance for blocking the driveway. Your car will get towed. No more than 2 cars are allowed to enter the gated parking. We will also require the license plate, year, make, and model of the car that will be on the property. any unregistered cars are subject to getting towed. We will not accept any...
