Maps may not have the most updated photos. This is a transitioning area that may appear rough but it's safe and very quiet at night. There is a ring doorbell for added security. This house is located in a small gated community with 6 houses. The community has a narrow driveway and houses are right next to each other. The layout of this gated community causes an echo chamber which causes loud noises and deeply disturbs our neighbors. Our house rules are strictly enforced and if our neighbors complain about noise we will terminate your reservation. Early check-in is subject to availability at the sole discretion of the host. Early check-in availability is determined on the day of arrival. The early check-in fee is $50. Late check-out is 12pm. Late check-out fee is $40. Late check-out is subject to availability at the sole discretion of the host. Late check-out is only applicable to reservations that have paid the $40 late check out fee. Late check-out can only be added to the reservation prior to check-out date. If you request late check-out on check-out day or overstay past normal 10:00 am check-out time then late check-out fee is $80. This $80 will be automatically deducted from your deposit. Check-in begins at 5:00 pm and check-out ends at 10:00 am. This house is in very close proximity to neighbors. Please respect our neighbors at all times. If we get multiple complaints from neighbors we reserve the right to terminate this reservation at any time with no refund. This house is located within a small, private gated community. The driveway is shared by all the neighbors and is through traffic only. DO NOT BLOCK THE SHARED DRIVEWAY AT ANY TIME FOR ANY REASON. We have zero tolerance for blocking the driveway. Your car will get towed. No more than 2 cars are allowed to enter the gated parking. We will also require the license plate, year, make, and model of the car that will be on the property. any unregistered cars are subject to getting towed. We will not accept any reservation with unverified or unregistered guests and cars. There is no street parking allowed on Houston Ave from 7am to 9am except Sundays. You may get a ticket or towed by the city if parked illegally. You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove it and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you. There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property. There are always fresh fully laundered towels and sheets placed between every guest visit. Normal wear and tear, these towels and sheets may get stains and tears. This enables us to give our guests the best possible value and at the same time help the environment. Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds given if bugs are seen. No animals are allowed. For undisclosed pets/ service animals brought into the listing, there is an automatic ejection with no refund and $500 cleanup fee. Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee. *Deposit Collection* (Only in the case of Pets and Underage guests) In the case of any deposit collection, we will need a picture of your government ID and a picture of the credit card used matching your ID. The picture only needs to show the last four digits of your credit card. We will not be able to give access to the space until these steps are completed. Thanks!

Neighborhood
Many historic structures in Woodland Heights built between 1907 and 1925 remain. The homes primarily reflect the Queen Anne, craftsman and English cottage architectural styles popular just after the turn of the century among the more modest middle class. House styles are predominately bungalows, cottages and four squares with most featuring the generous front porches so important to the social conventions of the era and personal comfort in Houston’s pre-air-conditioned climate. The oldest churches still serving the community include St. Mark’s United Methodist Church on Pecore, which can be traced to Germantown and the Emanuel German Methodist Episcopal Church in 1875, and Zion Lutheran Church on Beauchamp that was completed in 1915. Hogg Middle School has been operating as a junior high since it opened in 1926 and, while no longer in use, the existing Woodland Masonic Lodge #1157, AF&AM structure built in 1928 endures. Surviving historic Woodland Heights homes include the Klunkert Farmhouse, which dates back to 1875, and the Wilson Home at 205 Bayland, the only example of prairie style-influenced architecture in the neighborhood. William A. Wilson was the only original Woodland Heights developer to actually live there, and he did it in a big way, building the largest and grandest home in the Woodland Heights. He and his family lived in the house until his death in the late 1920s. Another twenty of the homes he built still stand. Renovated and restored to its original grandeur in 2007, the Wilson Home serves as an enduring monument to the vision that turned the Woodland Heights into a thriving hometown neighborhood near downtown. Woodland Heights remains one of the most charming neighborhoods in Houston. Walking paths with downtown views wind past softball fields, a public swimming pool and historic houses. Visitors still flock to the area. Each December for one evening, the Woodland Heights Civic Association hosts Lights in the Heights, 14 blocks of luminaria, entertainment, refreshments and carriage rides. Each spring, the neighborhood hosts a home tour.
