These house rules are in place to ensure the best quality visit for our great guests.** **The kitchen and bathroom surfaces as well as door knobs and handles in this space are professionally bleach cleaned between every visit. bleach is the best disinfectant for sanitizing.** "GENERAL RULES: 1. Host reserves the right to cancel any reservation if screening questions are not properly answered. 2. To book this space, you must be at least 25 years of age. 3. All people entering the property must be registered and verified with the platform. For verification, we require a photo of ID of all people entering the property. 4. Quiet hours are observed from 10pm to 8am on the interior and exterior of the property. The purpose of quiet hours is to maintain a quiet and comfortable environment for all guests and neighbors. Please do not book this listing if you plan on having loud music or loud talking after 10pm. 5. As host, we need explicit permission from you, the guest to enter the space during the duration of your reservation. We will always ask for permission and wait for an affirmative yes response from the guest prior to entering the space. We ask you to please promptly reply. 6. Please do not throw trash on the exterior of the property out of respect for our neighbors and our planet. 7. No firearms are allowed on the property. Any firearm that gets left will not be returned to any guest, it will be given to the police department. 8. Downloading any copyrighted torrents from the internet is prohibited. 9. Houston is a hot and humid climate, and this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen. 10. Absolutely no smoking inside the space. If a guest is found smoking or evidence of smoking is found after check-out there is a $500 fine. No exceptions. 11. Please only flush toilet paper down the toilet. 12. There are no supply refills provided. 13. Food and grocery deliveries are permitted. 14.⁠ ⁠Parties, celebrations, and events are strictly prohibited unless explicitly approved in writing by the host. Any unauthorized party or celebration is a violation of our House Rules. An Unauthorized Party Charge starting at $250 may apply when an unauthorized party or event results in unexpected services or other documented losses beyond normal use of the property. If the actual documented costs exceed $250, the guest agrees to reimburse the full amount of the documented expenses and associated losses. 15.⁠ ⁠Lighting candles, incense, or any other open flame is strictly prohibited. Confetti, glitter, smoke-producing items, or any materials that create strong, lingering odors are also not permitted due to fire safety concerns and the additional cleaning they require. 16. Mutual Respect Bath and face towels are strictly intended for personal use after bathing. Linens and towels must not be repurposed as mats or used for cleaning floors or other areas within the unit. Non-compliance with this guideline will result in penalties. 17. Please do not move or relocate Appliances and Furniture. Any damage or issues caused by moving these items may result in additional charges. FEES: 18. The fee for non-overnight visitors is $15 per person. A non-overnight visitor is considered to be somebody who leaves at 11:59 pm or before. The fee applies to start with the 6th person entering the property. For overnight guests over 6 people, the fee is $25. 19. If you have more guests than the allowable amount for the space, please let the host know at the time of booking. There is a $50 per guest, per night fee for any additional guests that are not disclosed. 20. For cases of broken and missing items, kindly refer to the inventory price list found under the house manual. for damaged or missing items not listed on the inventory price list, a reimbursement receipt will be provided plus a 20% restocking fee will apply. No reimbursement receipt will be provided for items listed on the inventory price list. Please report any broken or missing items. The inventory price list is found under the house manual. 21. We are not responsible for any left items after check-out. We will hold them for 3 days. If you wish to have your items shipped back, a standard service and shipping fee of $150 will be charged, covering handling and courier costs. After 3 days, unclaimed items will be discarded. Please make arrangements for item retrieval or shipping within the designated timeframe. 22. Guest must get the host's written approval prior to having any package shipped to the listing. The fee to get mail or packages delivered during your visit is $5 per day of reservation. Any unauthorized mail or package will be immediately discarded. 23.EV charging is available on-site via a standard 220V outlet. Please message us before your arrival for setup instructions. Please note that there is a one-time fee of $30 for EV charging. Filming & Photography Notice: 24. There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property. 25. Commercial filming or photography is allowed only with prior approval. Guests must provide proof of general liability and workers' comp insurance, and a Certificate of Insurance (COI) naming the host as additional insured. This activity is not covered by host insurance, and guests assume full responsibility for any related risks or damages. CHECK-IN & CHECK-OUT: 26. The early check-in fee is $50. Early check-in is subject to availability at the sole discretion of the host. Early check-in availability is determined on the day of arrival. 27. Late check-out is 12pm and late check-out fee is $40. Late check-out is only applicable to reservations that have paid the $40 late check-out fee. Late check-out can only be added to the reservation prior to check-out date. If you request a late check-out on the check-out date the fee is $80. 28. If you overstay past 10:15 AM without prior notice then the overstay fee is $250 or the following night's rate whichever is greater. This will be automatically deducted from your deposit or we will submit a resolution reimbursement request. Late check-out is subject to availability at the sole discretion of the host. PETS: 29. No pets or emotional support animals are allowed. An emotional support animal is the same as a pet according to Airbnb policy. Non-service animal entry is automatic ejection with no refund and a $500 cleanup fee. Service animals are allowed, no deposit required. SECURITY: 30. Please keep all doors and windows closed and locked whenever you leave the unit to ensure security and safety. 31. There are multiple exterior security cameras at the property located in the roof soffits recording video and audio. For security purposes, the devices are recording 24/7. There are no cameras or audio recording devices anywhere inside the house. 32. There's a noise decibel monitoring device. It only monitors the decibel level located on the front door entrance and it does not monitor any interior audio or video. 33. For the safety and security of our guests and neighbors, and for the enforcement of our house rules we have a security patrol monitoring this listing. The security patrol may be dispatched to the property at any time if there is evidence that house rules are not being adhered to. There is a $500 fee if the security patrol has to be dispatched to the property for any house rules violations. This $500 fee will be automatically deducted from the security deposit.
